Houston USDA Loans
USDA Loans is a program administered by the United States Department of Agriculture Rural Development, which is offered to the public in offices nationwide. Good credit and steady income may not be enough to qualify for a home loan at a commercial lending institution.
Rural families and individuals may become eligible to own a home with the help of the USDA guaranteed home loan. If the federal government agrees to a loan, the lending institution may help the buyers without worrying about any severe risk.
To be eligible, the applicant must:
- Have a stable and reliable income
- Have United States citizenship
- Have an adjusted yearly household income that does not surpass the moderate income restricted established for their district
- USDA Rural Development field officers can offer information for the income restrictions for areas that fall within their jurisdiction, and can also present additional direction on calculating household income.
- A credit history that indicates a willingness to meet obligations as they become due
- Have reimbursement abilities based on the following ratios: Principle, Interest, Taxes, and Insurance divided by gross monthly income must be equal to or less than 29%
- Total debt divided by gross monthly income must be equivalent to or less than 41%
